We have an extensive list of prospective/tenant buyers registered by postcode. These have registered their specific housing requirements by postcode area or a series of postcode areas, to buy properties through a rent2buy scheme. These will be matched with your requirements and you can purchase each tenant/buyer lead separately. This should help the investor to avoid the possibility of void periods.

When you enter you property on rent2buyonline you will receive email notification of prospective tenant/buyers requiring property in that particular postcode area and their contact details so that you can arrange for them to view and negotiate with them further. Please remember that they will have read the content of this website and will be expecting something similar and along the same lines.

The ability to match a the requirements of a prospective tenant/buyer to a property you are building, upgrading, or in the process of buying even before the process is complete therefore reducing void periods to a bare minimum. By using this scheme you can also find tenants for property where the current tenant has given, or is under notice.

Registered prospective tenant/buyers will also receive email notification that you are about to contact them after you have purchased their lead details.

Membership of a specific tried and tested scheme with rules of professional conduct towards the treatment of prospective tenant/buyers.

Access to use the following two well tried and developed schemes that were previously only used by us in our own property folio. If you want to use your own variation of rent2buy, then this is agreeable as long as it is ethical and fair to the potential/tenant buyers and that everything including all commitments and costs is provided to the applicants in writing.

The following examples of schemes are equally useful in a raising or falling market as the agreed price of the property has inbuilt safeguards to protect the interests of both parties.

Example Scheme One, Fixed Price

The price of the property is fixed for a maximum of three years.

The tenant/buyer may exercise their option at any time between two years and a maximum of three years in the property.

The rent is also fixed for the three years so that they can budget with confidence.

They will need a small deposit equal to 2% of the agreed sale price. In addition they will need to pay an agreed monthly amount towards their deposit for a mortgage when they decide to exercise the option to buy. Both of the above will be deducted from the agreed sale price therefore providing them with a deposit, as their chosen mortgage provider will base the mortgage offer on the current market valuation at the time. If the valuation is higher than the fixed sale price they may get cash back. However there could also be a shortfall which they would have to make up as house price valuations can not be guaranteed. However as the purchase price is guaranteed they can avoid any shortfall altogether by paying more into the deposit fund each month if they are financially able to do so.

Although the total monthly payments over a shorter period are higher than scheme 2, the overall cost of purchasing the property is considerably less in the long term

Example Scheme Two, Flexible Price. 

This scheme is over a longer period of six years. The price of the property is estimated but not fixed and will be based on the current market valuation by a chartered surveyor three months before they exercise their option to buy at the six years stage.

The rent is higher than for scheme 1, but is fixed for the full six years.

They will need a small initial deposit equal to 2% of the projected base rate property valuation price at the three year stage. If they do not have the full deposit, we may in certain circumstances consider a lesser amount and tailor the remaining payments around their needs and circumstances. Unlike scheme one they will not need to pay an additional monthly amount towards the deposit. However in exchange for a higher rent they will receive cash back based on a share of the growth in the increased value of the property. This together with the refund of the initial deposit should provide them with sufficient funds for a deposit with a mortgage lender and may even result in cash back.  The financial share of the growth in the valuation will be considerably more than the increased rent payable. As you are aware mortgage lending products and criteria are constantly changing therefore we can not give any guarantees as to what will be available in the future.     

We can provide you with a spreadsheet growth calculator for you to present to the prospective tenant/buyer, which is based on the present property valuation and what can be projected into the future. They can exercise their option at any time after the end of the fourth year and finally at 5 years 9 months in time to complete by the sixth anniversary by which time they should have arranged a mortgage. Based upon today's valuation of the individual property that they are interested in, the increased value would be,

Increase in value after 3 years 15%.  Tenant/buyers share 2.45%

Increase in value after 4 years 20%.  Tenant/buyers share 3.55%

Increase in value after 5 years 25%.  Tenant/buyers share 5.41%

Increase in value after 6 years 30%.  Tenant/ buyers share 7.61% (exercisable at 5 years 9 months).

Example Scheme 2a, Low Start Rent

This is an extension of scheme 2, where a lower rental is charged at the start and then raises by small affordable increments every 12 months over the six year period. The deposit required is reduced to £1,000. The overall effect is to pay the same amount of total rent over the six year period. This option is of benefit where earnings are going to increase following return to work after education, training, pregnancy etc.  

The above schemes are very flexible to a degree and can be tailored to the applicant’s individual financial circumstances.
